Landlords have the legal right to collect on-time rent payments, use the security deposit to deduct repair costs from excessive damage to the property, or seek to recover the rental unit if the tenants do not pay rent on time. Tenants have the right to request necessary repairs, to privacy and quiet enjoyment of the rental, and to sue for costs and rent abatement if the condition of the residence violates North Carolina's habitability statutes.
